Bollywood’s glamour has once again touched the shores of Alibaug. Actor Kartik Aaryan has made his first land investment—a 2,000 sq ft plot worth ₹2 crore—at Chateau de Alibaug, a flagship coastal project by The House of Abhinandan Lodha (HoABL). His move not only made headlines but also drew attention to Alibaug’s fast-transforming real estate market.

A Celebrity Magnet

Alibaug’s story is closely tied with Bollywood. In April 2024, Amitabh Bachchan purchased a 10,000 sq ft land parcel for ₹10 crore. A few months later, Kriti Sanonbought a 2,000 sq ft plot in HoABL’s Sol de Alibaug project. Earlier, Suhana Khan, daughter of Shah Rukh Khan, made news by acquiring farmland in Thal village for ₹9.5 crore. With stars leading the way, Alibaug is fast becoming a hotspot for aspirational homebuyers.

Alibaug and the Mumbai Connection

Located just three to four hours by road from Mumbai via the Mumbai–Goa highway, Alibaug is also accessible through the Ro-Ro ferry from Gateway of India to Mandwa in just 45 minutes. For professionals in South Mumbai, commuting from Alibaug is feasible, though for those working in areas like BKC, daily travel could take two to three hours one way.

Property Prices and Options

Alibaug offers properties at a fraction of Mumbai’s rates—around 20–30% lower. Buyers can explore apartments, bungalows, and plots. According to JLL India’s Ritesh Mehta, apartments are priced at ₹15,000–₹17,000 per sq ft, land at ₹3–5 crore per acre (agricultural) and ₹8–10 crore per acre (non-agricultural). Villas are available between ₹7–15 crore, while apartments range from ₹1.5–5 crore. Rentals yield 3–4% for villas and 1–1.5% for apartments, with Airbnb becoming a popular option.

Developers Fueling Growth

Alibaug has caught the eye of India’s leading developers. In 2024, Emaar India announced plans for a luxury enclave of 84 villas on 25 acres, each priced between ₹9–15 crore. Oberoi Realty is developing a luxury hotel alongside branded residences on 81 acres. Meanwhile, Lodha, HoABL, Hiranandani Developers, and Mahindra Lifespaces are rolling out large-scale projects, signaling Alibaug’s shift to a mainstream real estate market.

Legal Checklist for Buyers

Investors must ensure thorough due diligence before purchasing property. Experts stress the importance of reviewing ownership titles, 7/12 extracts, tax receipts, and utility bills. Buyers should also distinguish between agricultural and non-agricultural land. Under FEMA, NRIs cannot purchase agricultural land. Domestic buyers should account for stamp duty, registration, property tax, and potential capital gains tax if selling the property later.

From Luxury to Mass Market

What was once a quiet holiday retreat is evolving into a mass-market hub. “Alibaug is no longer just about exclusivity. With tier-1 developers and local brands entering the fray, buyers can now find homes across every price segment,” says JLL’s Ritesh Mehta. The town, once known for privacy, is now becoming an inclusive real estate destination.

Kartik Aaryan’s investment has added star power to Alibaug’s growing appeal. For buyers, the mix of affordability, celebrity influence, and infrastructure development makes this coastal town a promising real estate destination for both second homes and long-term investments.
