Mhada Nagpur Board: Shaping the Future of Housing and Urban Living

The Nagpur Housing and Area Development Board, popularly known as the Mhada Nagpur Board, has been a cornerstone in the development of affordable and quality housing in Nagpur and its neighboring districts. Since its inception in December 1977, Mhada Nagpur has been synonymous with providing homes that ensure safety, quality, and comfort.

The Evolution of Mhada Nagpur

The journey of the Mhada Nagpur Board began with the foundation laid by the Vidarbha Housing Board (established in 1951), and over the decades, it has grown to be a key player in the housing sector of Nagpur. From launching large-scale housing schemes to revamping older settlements, Mhada’s footprint in the city is vast.

Today, Mhada Nagpur Board is embarking on transformative projects, focusing on the redevelopment of older housing colonies. These initiatives aim to bring about urban renewal, creating not just homes, but modern, sustainable communities that promote enhanced living standards, safety, and a healthier environment.

Why Redevelopment Matters: The Need for Change

While redevelopment might be closely associated with cities like Mumbai, Nagpur is now joining the ranks of cities leading urban renewal efforts. Many of the buildings constructed by Mhada decades ago are now over 30-40 years old, facing issues such as structural deterioration, outdated infrastructure, and safety concerns.

Why is Redevelopment Crucial?

  • Structural Integrity & Safety: Older buildings often have weakened foundations and outdated earthquake-resistant designs, posing risks to residents.
  • Modern Infrastructure Needs: Aging plumbing, electrical, and sewage systems are inefficient and prone to frequent repairs.
  • Optimized Land Use: Redevelopment allows for better land utilization, creating more space for residents and integrating green areas and community spaces.
  • Rising Housing Demand: As Nagpur grows into a commercial and smart city hub, the demand for modern housing solutions is on the rise.

The Road to Urban Renewal: Mhada’s Strategic Projects

Mhada Nagpur Board is aligning its redevelopment projects with the Unified Development Control and Promotion Regulations (UDCPR) 2020, pushing the envelope in sustainable urban living. These initiatives aim to raise the standard of living and set benchmarks for safety, green spaces, and modern amenities.

Ongoing Redevelopment Projects

Pratibimb Society Redevelopment at Trimurti Nagar

At Trimurti Nagar, Mhada is redeveloping 44 High-Income Group (HIG) flats. The total built-up area will increase significantly, and each resident will receive a larger, upgraded Middle-Income Group (MIG) flat. This redevelopment project will also contribute 40 additional MIG flats for future allocation. M/s Spectrum Infrastructure is managing this Rs 37.95 crore project, expected to begin its relocation activities in May.

Pratibimb 2 Redevelopment Project

The Pratibimb 2 redevelopment at Trimurti Nagar will see 38 MIG flats redeveloped, increasing the built-up area by over 6,900 sqm. This Rs 45 crore project promises to offer each resident an extra 641.73 sqft. The initiative will also deliver 64 MIG flats for Mhada allocation.

Kachipura Redevelopment Along Metro Corridor

The Kachipura redevelopment project, strategically located along Nagpur's Metro Rail Corridor, will include 24 MIG and 36 MIG flats. The project is a joint effort between Mhada and private developers, bringing a fresh perspective to urban transformation. The private developers’ investments will create a win-win situation, enriching the city's urban landscape.

Commercial Growth: Empress Mill Textile Park

Alongside residential projects, Mhada is also spearheading commercial infrastructure development in Nagpur. A significant project under its belt is the Textile Park at Empress Mill Land, a state-of-the-art commercial development spanning 15,503.60 sqm. The Rs 1,226 crore Textile Park will include 672 units for shops, manufacturing units, and offices, and create jobs for approximately 8,000-10,000 workers.

The park is designed with modern amenities like 34 lifts, escalators, and a food court, all under the leadership of Union Minister Shri Nitin Gadkari. Construction is progressing rapidly, with shore piling work almost completed.

Vision for the Future: Mhada’s Commitment to Urban Renewal

Looking ahead, Mhada Nagpur Board is committed to working with more housing societies eager to redevelop. Societies such as Priyadarshani Colony and Ridge Road have already expressed interest, and several more are under consideration. Mhada’s relentless drive for innovation and quality in urban living continues to shape Nagpur’s future.

Resident-Centric Development: A Collaborative Approach

Mhada Nagpur Board ensures that its redevelopment projects are resident-centric. Through consultations, feedback sessions, and transparent planning, Mhada guarantees that residents’ needs are addressed throughout the process. The Board prioritizes timely project completion, minimal disruptions, and offers temporary accommodations to ensure smooth transitions for residents.

A Vibrant and Sustainable Future for Nagpur

With every redevelopment initiative, Mhada Nagpur Board is paving the way for sustainable, vibrant, and safe urban communities. By integrating modern amenities, green spaces, and robust safety standards, Mhada is ensuring that Nagpur’s future will be prosperous, resilient, and full of opportunity for all its residents.
