In a record-breaking commercial real estate transaction, the US-based semiconductor giant NVIDIA, through its Indian subsidiary NVIDIA Graphics Private Limited, has leased 7.6 lakh square feet of premium Grade-A office space in Bengaluru. The 10-year lease agreement, valued at approximately ₹1,230 crore (roughly $130 million), represents the company's largest single-office commitment in India to date. This massive expansion is located within the Memphis South Tower at Bagmane Capital Business Park, situated in the Mahadevpura area, a primary hub for high-end technology and semiconductor growth.
The transaction, which officially commenced on April 1, 2026, involves substantial financial commitments and structured escalations:
Industry analysts view this move as a powerful testament to India's indispensable role in the global Artificial Intelligence (AI) ecosystem. The expansion follows NVIDIA's historic milestone of surpassing a $5 trillion market capitalization, highlighting the scale at which AI leaders are investing in Indian research and development (R&D) and engineering talent. The new facility is expected to serve as a primary engine for NVIDIA’s global R&D, specifically focusing on AI, software development, and chip design.
The deal reinforces Bengaluru's status as the leading destination for multinational technology firms and Global Capability Centres (GCCs). This transaction contributes to a wider recovery in the Indian commercial real estate market, where sectors like technology and AI now drive approximately 40% of total office leasing activity. Other tech giants have also recently expanded their presence in the city; for instance, Apple leased an additional 1.21 lakh square feet at Embassy Zenith earlier this year, and Google secured rights to 2.6 million square feet in Whitefield.
By establishing this long-term presence, NVIDIA is positioned to tap into India's vast pool of computer science and engineering expertise. This commitment is anticipated to result in significant future employment opportunities for skilled professionals in cutting-edge fields like autonomous vehicles, graphics processing, and cloud computing. With operations already spanning six Indian cities, including Pune, Hyderabad, and Gurugram, this new Bengaluru hub solidifies India as a critical node in NVIDIA's worldwide operational and innovation strategy.
