This project is strategically located within the 16-acre Gopalan Olympia Sports City in Kumbalgodu, off Mysore Road in South Bengaluru. The venture aims to address the critical shortage of ready-to-move-in senior living options in India by offering homes with an expected possession timeline of approximately six months.
Primus Olympia is designed to accommodate over 300 senior families, providing a purpose-built residential ecosystem focused on active ageing and independence. The development consists of two dedicated towers offering premium 2BHK and 3BHK residences exclusively for individuals aged 55 and above. Key specifications and amenities include:

Adarsh Narahari, Founder and MD of Primus Senior Living, highlighted that this partnership represents a new model of "experience-led and purpose-driven" senior living. The launch is part of a broader, ambitious expansion plan by Primus, which intends to deploy over ₹2,200 crore to develop 5 million sq ft of senior-focused inventory across major Indian metros, including Mumbai, Pune, and Chennai, within five years. The project pricing for these specialized developments typically ranges from ₹70 lakh to ₹3 crore, depending on the regional market and unit configuration.
For Gopalan Enterprises, this project extends their vision of creating future-ready integrated townships into the rapidly growing senior living segment. The partnership combines large-scale land development expertise with specialized operational knowledge in managing senior ecosystems.
