Non-Resident Indians (NRIs) are increasingly considering real estate in India, with Mumbai, Bengaluru, Delhi-NCR, Pune and Hyderabad emerging as preferred destinations.
Their property decisions are increasingly shaped by connectivity, construction quality, rental income and healthcare access, alongside investment considerations and family needs.
For overseas Indians, purchasing a home in India is no longer solely about earning returns or benefiting from property price appreciation. A residential property can also provide a connection to family roots and a comfortable place for parents to live.
These changing priorities are influencing the features buyers look for in residential communities.
Access to healthcare, thoughtful design, social interaction, open spaces and support services are among the considerations highlighted by Arudradev Rao, Co-founder of Amaya Senior Living.
Rao said that buying a home can also involve planning for parents’ future living arrangements and their ability to continue living independently.
He added that residential developments offering connectivity, familiar neighbourhoods and supportive facilities could become more relevant to overseas buyers.
Mumbai remains a major destination for NRI property buyers. Its position as India’s financial capital, international connectivity and range of residential properties contribute to its appeal.
Infrastructure development across the Mumbai Metropolitan Region is also opening up residential locations beyond traditional premium neighbourhoods.
This provides overseas buyers with a wider range of areas to consider when exploring property ownership in the region.
Bengaluru’s technology industry and expatriate community have strengthened its appeal among NRIs. Whitefield, Sarjapur and North Bengaluru are among the locations attracting buyers interested in homes with long-term potential.
The city’s employment base also supports rental demand, making it relevant to buyers considering investment or eventual personal use.
Delhi-NCR, particularly Gurugram, continues to attract overseas property buyers. Premium housing developments, a corporate ecosystem and improving connectivity contribute to the region’s appeal.
Family connections in the capital region can also influence buyers looking to own a home close to relatives.

Pune’s employment opportunities, educational institutions and healthcare facilities are among the factors supporting its appeal.
Its proximity to Mumbai and comparatively comfortable pace of life also make it an option for NRIs seeking residential property outside India’s largest metropolitan markets. Purchases may serve either investment or end-use requirements.
Hyderabad’s technology and healthcare industries, together with expanding infrastructure, have strengthened its position as a residential destination.
Areas in the western and north-western parts of the city, particularly those connected to the Outer Ring Road, are drawing interest. Access to employment hubs and connectivity are influencing buyer preferences.
