A new passenger entry point near Saranpur at Ahmedabad station is also under development. High-speed rail has a well-documented track record of restructuring real estate values along its route. The mechanism is straightforward: dramatically reduced travel time between cities expands the effective commuting and business catchment area of each station, making land within reasonable distance of a terminus more valuable for residential, commercial and logistics use. On the Mumbai-Ahmedabad corridor, cities like Surat, Vadodara and Vapi that were already growing are likely to see accelerated real estate interest from buyers and investors positioning ahead of the operational launch.
