Mumbai has completed a total of 2,545 slum rehabilitation projects over the past three decades, reflecting sustained efforts to improve housing conditions in the city. These projects form part of the broader slum redevelopment initiatives aimed at replacing informal settlements with formal housing for eligible residents.
The redevelopment of slum areas has been a key component of Mumbai’s urban planning strategy, given the city’s high population density and the presence of large informal settlements across several neighbourhoods.
Slum rehabilitation programmes aim to provide permanent housing for residents living in informal settlements while also freeing up land for planned urban development. Under these initiatives, eligible residents are typically relocated into newly constructed residential units developed through rehabilitation schemes.
Such projects are often implemented through partnerships between government agencies and private developers, who build rehabilitation housing along with additional saleable units to support project financing.
Construction activity across the real estate sector slowed during the COVID-19 pandemic, affecting redevelopment timelines in many cities. However, several slum rehabilitation projects in Mumbai have moved toward completion in the period following the pandemic.
According to the data reported, 18 slum rehabilitation projects were completed after the COVID period, reflecting the gradual resumption of development activity and project execution.
Slum rehabilitation remains an important component of Mumbai’s broader urban redevelopment framework. By replacing ageing or informal housing with structured residential developments, authorities aim to improve living conditions while making better use of valuable urban land.
These redevelopment initiatives also contribute to the expansion of formal housing supply within the city, which continues to face strong demand due to population growth and urban migration.
The completion of over 2,500 slum rehabilitation projects highlights the long-term scale of redevelopment efforts in Mumbai. While challenges such as project delays and regulatory complexities remain, slum rehabilitation programmes continue to play a central role in addressing the city’s housing needs.
As redevelopment activity continues, such initiatives may help transform informal settlements into planned residential communities while supporting broader urban development goals.
