My Oszmiańska is a new residential development in Warsaw. It is being built by Grupo Lar Polska and Hanner. The project puts the "15-minute city" concept into practice.
The 15-minute city concept organises urban space around everyday needs.
This includes education, healthcare, shopping and recreation. The goal is for residents to reach these within a 15-minute journey from home, without needing a car.
My Oszmiańska is located in Targówek Mieszkaniowy. It sits at the intersection of established urban infrastructure and green spaces, giving the project a strategic location within an already well-connected part of the city.
Inside the 158-apartment development
The development comprises 158 functional apartments. It also includes:
- Ground-floor commercial units
- A multi-space underground car park
- Dedicated outdoor parking spaces for people with disabilities
The project is designed for people seeking a balance between city energy and everyday comfort.
The mix of residential units alongside ground-floor commercial space reflects the development's broader aim of keeping everyday amenities close to residents' front doors.
Strong transport links to central Warsaw
One of the development's key advantages is its proximity to Warsaw's transport network. The M2 Targówek Mieszkaniowy metro station is nearby.
Tram and bus stops, along with a railway station, are also close by.
The city centre, Warsaw's main transport hubs and the S8 expressway can all be reached within around a dozen minutes.
This combination of metro, tram, bus and rail access within walking distance is central to the development's 15-minute city positioning.
Emil Gietka of Grupo Lar Polska said the development offers more than well-designed apartments. He described it as a lifestyle built around convenience and accessibility.
Within a 15-minute walk, he said, residents will find a metro station, schools, nurseries, local independent businesses and green recreational areas such as Wiecha Park.

What Grupo Lar Polska says, and the construction timeline
Gietka said the project responds to the real needs of modern Warsaw residents, for whom time has become the most valuable currency.
He framed the development's location and amenity mix as a direct answer to that need, rather than a secondary consideration in the design.
Construction is currently underway. ERBUD S.A. is serving as the general contractor.
The project is scheduled for completion in the second half of 2027, giving prospective buyers a defined timeline for when the development's transport links and nearby amenities will become part of daily life for residents.
