Mumbai, the city of dreams, is once again making headlines as its luxury real estate market soars to unprecedented heights. The latest chapter in this story is being written at Naman Xana, the ultra-luxury residential tower rising along Worli Sea Face. The recent acquisition of a sea-facing duplex by Shaula Real Estates Pvt Ltd—directed by Tanya Arvind Dubash, executive director and chief brand officer of Godrej Industries—has added another glittering jewel to Mumbai’s crown.
Shaula Real Estates, incorporated just two months before the purchase, secured a sprawling duplex apartment in Naman Xana for ₹225.76 crore. The apartment, spanning 11,485 square feet, offers panoramic views of the Arabian Sea and is located in the upcoming 40-storey tower developed by Shree Naman Group. The transaction, a primary sale from Naman Residency Pvt Ltd and Karp Estate Pvt Ltd, was registered in May, marking one of the most significant deals in Mumbai’s luxury market.
Dubash’s acquisition is just the latest in a series of high-profile transactions at Naman Xana. Days earlier, Leena Gandhi Tewari, chairperson of USV Pharmaceuticals, purchased two duplex apartments for a staggering ₹639 crore. Including taxes and stamp duty, the total deal value reached ₹703 crore, setting a new record for India’s residential property market. Tewari’s purchase, at approximately ₹2.83 lakh per square foot, underscores the insatiable appetite for ultra-luxury homes among India’s billionaire families.
Worli is fast becoming the epicenter of Mumbai’s luxury real estate boom. According to Anarock Property Consultants, 10 homes in Worli have sold for over ₹100 crore each in 2024 alone—up from just four such deals in 2023. In total, 30 homes priced above ₹40 crore have changed hands in the past two years, with a combined transaction value exceeding ₹4,862 crore. “Sea-facing, luxury residential projects such as Naman Xana, ‘The Legacy’, and ‘Lodha Seaface’ are creating a new billionaire’s street in the heart of Worli,” said Fatima Saidi, head of luxury residential (Mumbai) at Anarock.
Naman Xana stands out for its prime location, architectural brilliance, and exclusivity. The 0.64-acre project, set for completion in 2027, offers panoramic views, proximity to the Bandra-Worli Sea Link, and easy access to Mumbai’s key commercial districts. The tower’s design, crafted by Talati & Partners, features expansive, customizable floor plates, luxurious amenities, and a “bare shell” concept that allows residents to tailor their living spaces to perfection.
As Mumbai’s skyline continues to evolve, Naman Xana and its high-profile residents are setting new benchmarks. The city’s ultra-luxury segment is thriving, driven by limited supply, soaring demand, and the allure of sea-facing vistas. Developers are launching ambitious projects with confidence, knowing that discerning buyers—be it business tycoons, industrialists, or pharmaceutical magnates—are ready to invest in homes that redefine opulence.
