International real estate services company Nhood has been appointed to provide full asset services for Orbis Center, a next-generation retail and lifestyle development under construction in the Tirana metropolitan area. The project is being developed by USLUGA, an Albanian real estate company with more than 30 years of market experience.

Under the mandate, Nhood will deliver property, leasing and speciality management services, bringing international operating standards to what is being positioned as one of Albania's leading commercial destinations.

What Orbis Center Will Look Like

Orbis Center sits at a strategic crossroads between Tirana city centre, Tirana International Airport and the Tirana-Durrës corridor, giving it strong catchment access from multiple directions.

  • Total area: 36,500 sqm
  • Gross leasable area: approximately 20,000 sqm across two levels
  • Mix: retail, food and beverage, and services

Who Is Running the Mandate

The mandate will be led by an international team drawing on Italian and local expertise:

  • Luigi Lancia, Property Management Deputy Director
  • Anand Remtolla, Chief Commercial Officer Italy
  • Ganna Koryagina, International Leasing Director

The team will work alongside USLUGA on operational and commercial management, with the goal of implementing Nhood's international standards to enhance the asset's attractiveness and support its long-term performance.

Nhood's Track Record Behind the Appointment

USLUGA's decision to appoint Nhood is backed by a measurable performance record. Across its European portfolio in 2025:

  • 464 managed sites
  • More than 600 million visitors welcomed
  • 1,215 leases signed, up 15% compared with 2024
  • Average occupancy rate of 96%

Adela Abazi, CEO of USLUGA, said Orbis Center was conceived as more than a shopping destination, describing it as a retail and lifestyle landmark intended to raise standards in the Albanian market.

She added that Nhood was chosen for its international experience, integrated management approach and proven results across major European markets. Luigi Lancia said the mandate confirms Nhood's expertise in next-generation retail assets and its ability to support projects through every stage of their development.
