Prestige Group Targets ₹50,000 Crore Home Sales, Expands Market Reach

Bengaluru-based real estate giant Prestige Group has ambitious plans to nearly triple its home sales to ₹50,000 crore by FY29-30, a marked jump from last year's ₹17,000 crore, revealed Zayd Noaman, Executive Director of the CMD’s office.

 

Having established a strong presence across 13 cities, Prestige Group is now eyeing expansion into promising new markets. "We are actively exploring Pune, Gurugram, and Noida — regions where we haven't yet launched residential projects but see significant potential for growth," explained Noaman.

 

The company will primarily focus on the ₹2–3 crore segment, which captures the majority of authentic housing demand, while also pursuing marquee luxury projects in premium locations.

 

Robust Pipeline for FY26

 

Prestige’s plans for FY26 include launching over ₹43,500 crore worth of projects spanning 25 developments across Bengaluru, Mumbai, NCR, Hyderabad, Chennai, and Goa. The year began with a record Q1, unveiling projects worth more than ₹13,500 crore, including the much-anticipated The Prestige City Indirapuram, marking its maiden entry in the NCR region, along with Prestige Pallavaram Gardens in Chennai.

 

The company also plans to add ₹30,000 crore in new developments in FY26, featuring prized projects such as Prestige Falcon City Luxe, Evergreen at Prestige Raintree Park, Prestige Southern Star Phase 2 in Bengaluru, Prestige Horizon Heights in Mumbai, and Mayflower at The Prestige City Indirapuram in NCR.

 

Portfolio and Sales Performance

 

In its Q1 FY26 investor presentation, Prestige reported a residential pipeline including 44 ongoing projects covering 95 million sq ft and 35 upcoming projects covering 46 million sq ft, spread across key locations including Bengaluru, Mumbai, Hyderabad, NCR, Chennai, Kochi, Mangaluru, Ooty, Calicut, and Goa.

 

Closing FY25, Prestige recorded sales of ₹1.70 lakh crore, compared to ₹2.10 lakh crore in FY24, with average realization rising to ₹14,113 per sq ft—a 16% compound annual growth rate over five years. Collections for the year hit ₹1.20 lakh crore, with nearly 5,919 homes sold. Mumbai contributed the largest sales share at 39%, followed by Bengaluru and NCR.

 

Commercial and Retail Growth

 

Diversifying its portfolio, Prestige continues to strengthen its commercial, retail, and services verticals. In Q1 FY26, residential remained the largest revenue contributor with ₹1,573 crore, followed by office spaces at ₹160 crore, retail at ₹73 crore, and services at ₹137 crore.

 

The group also progressed into hospitality, filing a draft red herring prospectus for Prestige Hospitality Ventures with SEBI in April 2025 as a separate vertical.

 

Prestige’s commercial footprint features 13 ongoing projects totaling 24 million sq ft, including significant developments like Prestige Tech Forest, Prestige Tech Hub, and The Prestige in Mumbai. The upcoming pipeline includes 11 projects covering 14 million sq ft such as Prestige Landmark in Bengaluru and Prestige Forest Hills Mulund Phase 2 in Mumbai.

 

In retail, the company is developing 13 malls totaling 12.4 million sq ft, including acclaimed locations like Forum One OMR in Chennai, Forum at The Prestige City in Hyderabad, and Forum at TPC Indirapuram in NCR.
