Their strategic expansion raised the institutional share to an impressive 13% of India’s total Grade A office stock—a leap driven by both robust developments and premium demand.

In just the last 12 months, office REITs delivered over 15% capital appreciation, vastly outperforming traditional realty indices. Leasing activity soared, with more than 16million square feet absorbed—a remarkable near-20% slice of all gross leasing volumes across India’s top eight metros. All three office REITs reported occupancy rates close to 90% by Q1 2025, underscoring deep occupier preference for institutional, Grade-A assets.
The story’s brightest spotlight falls on Global Capability Centres. While GCCs account for 28–29% of all gross leasing nationwide, REITs far exceed this, drawing in between 40%–60% of their total leasing demand from these top-tier occupiers.
