
Resi Capital by Cavatina has recorded sales of more than 250 million złoty across 122 apartments at Liberty Tower, a 140-metre residential tower under construction on Grzybowska Street in central Warsaw, within six months of the project launching in February 2026.
The pace of sales, exceeding 20 units per month, places the scheme among the fastest-selling residential projects in the premium segment in Poland.
The building comprises 43 above-ground floors and 587 apartments ranging from 26 to 120 sqm, with completion scheduled for 2029.
Anna Łagowska-Cioch, deputy chief executive of Resi Capital by Cavatina, said the company sold 122 apartments in six months with nearly three years of construction still ahead, adding that clients familiar with Cavatina's previous projects do not wait for a finished product before buying.
According to the developer, views are a primary factor in buyers' decisions.
The tower offers outlooks towards the Palace of Culture and Science to the east and the Wola business district to the west, with upper floors attracting the greatest interest.
Łagowska-Cioch said clients are effectively buying a specific view from their window rather than square metres alone.
Buyers are predominantly Polish entrepreneurs and investors, with the majority of transactions settled in cash.
Łagowska-Cioch described the buyer profile as collector-oriented, noting that Liberty Tower is a project without a real precedent in Poland, with the closest comparison being Quorum Tower in Wrocław, also developed by Cavatina Group.
She said clients are often buying not out of necessity but for reasons closer to collecting rare watches or works of art.

The building's architecture, designed by Cavatina Group's in-house studio led by Piotr Jasiński, features three irregular, rotated segments, giving the tower a different profile depending on the direction it is viewed from.
Combined with the pace of sales recorded so far, the scale of the amenity offering underlines the premium positioning Resi Capital is targeting for Liberty Tower within Warsaw's residential market.
