From the bustling streets of Mumbai, where its name is synonymous with premium residential and commercial landmarks, the Rustomjee Group now eyes Pune’s thriving real estate landscape. The company is meticulously exploring two large land parcels close to 100 acres for a township project, marking a significant expansion beyond its established stronghold in the Mumbai Metropolitan Region (MMR).
According to Boman Irani, CMD of Keystone Realtors Ltd (the parent of Rustomjee), Pune will be the company’s third city entry after Nagpur. While entry into Pune won’t be immediate, the groundwork through joint development proposals is underway with an eye on large-scale township development, leveraging the expertise gained from their projects in Mumbai.
Rustomjee’s expertise in redevelopment continues to be a cornerstone of their Mumbai strategy, with recent projects like GTB Nagar, Lokhandwala Cluster, and Swarganga CHSL adding significant saleable areas and estimated GDVs in the thousands of crores. With 18 ongoing and 26 upcoming projects in MMR ranging between ₹1 crore and ₹7 crore, the group balances luxury with affordability. This approach lays a strong foundation as they prepare to replicate similar success in Pune’s growing market.
The group recently recorded its highest-ever quarterly pre-sales at ₹1,068 crore in Q1FY26, marking a 75% year-on-year increase. However, net profit dipped 44% to ₹14.51 crore amid revenue declines, reflecting the complexities and shifting dynamics of the real estate sector. Despite this, Rustomjee remains optimistic, focusing on measured expansion and sustainable growth.
With Pune’s increasing demand for integrated township projects and a robust real estate market, Rustomjee’s move signals confidence in the city’s potential. Their legacy of creating thoughtfully designed communities with luxurious amenities promises to bring similar innovative living solutions to Pune’s residents in the near future.
