
Scootsy Logistics, the wholly-owned logistics arm of Swiggy, has secured major warehousing capacity in Bhiwandi, Maharashtra, signalling a strategic push to bolster its supply-chain infrastructure for rapid grocery and essentials delivery.
In a landmark deal, Scootsy has leased 580,000 sq ft at One K Square Logistic Park in Bhiwandi on a five-year lease with a locked-in term. The space is intended to act as a centralised hub, supporting Swiggy’s Instamart business by streamlining bulk storage and replenishment.
In addition, Scootsy has signed four separate agreements for a combined 121,375 sq ft of warehouse space at Global Logistic Park, also in Bhiwandi. These leases are for 24 months and started on September 1, 2025. The total monthly rent for this facility is ₹19.98 lakh, with a 5% annual rent escalation after the first year.
The move marks a shift in Scootsy’s strategy from micro-fulfilment and dark stores toward larger-format, centralised warehouses. By securing such high-capacity logistics space near Mumbai, Scootsy is positioning itself to scale operations more efficiently, especially for grocery and quick-commerce fulfillment.
This expansion is supported by Swiggy’s broader investment into Scootsy. In early 2025, Swiggy had announced a ₹1,000 crore investment to scale the logistics business.
Bhiwandi is one of Mumbai’s most active logistics micro-markets, thanks to strong connectivity, large-format warehouse capacity, and institutional interest. By locking in major leases here, Scootsy is deepening its logistics edge and reducing dependence on purely last-mile distribution.
For the real estate market, these leases reinforce Bhiwandi’s attractiveness to e-commerce and 3PL players - a trend that could drive further development of Grade A warehouse infrastructure in the region.
With the additional capacity, Scootsy is likely to improve both its delivery lead times and inventory control, enabling swifter replenishment for Instamart and other Swiggy business lines. As it scales, the company could further consolidate its supply-chain network by building feeder hubs and satellite distribution centers.
Scootsy’s significant warehousing expansion in Bhiwandi underscores its evolution from micro-fulfilment to a robust, centralised logistics model. The move is not just about capacity - it’s about reshaping Swiggy’s quick-commerce infrastructure to handle future demand at scale.
