Pavan Kumar adds, “The total investment to develop these three projects, excluding land costs, is estimated at around ₹700 crore. We aim to fund this largely through internal accruals.”
North Bengaluru is rapidly emerging as the city’s new luxury address, thanks to robust infrastructure upgrades, proximity to Kempegowda International Airport, and the rise of tech parks and commercial hubs. The region has witnessed a surge in demand from high-net-worth individuals, startup founders, and global Indians seeking spacious, amenity-rich homes. According to PropEquity, residential sales in Bengaluru rose by 10% year-on-year in Q1 2025, and luxury home sales (₹10 crore and above) hit ₹1,000 crore in FY 2024-25-both record highs for the city.
“Our vision of crafting life experiences is taking shape in a big way in North Bengaluru, where we are launching over ₹2,000 crore worth of luxury real estate across villas and plotted estates,” says Pavan Kumar.
Bengaluru’s luxury housing market is being driven by rising disposable incomes, a thriving tech economy, and evolving lifestyle aspirations. Buyers are gravitating toward larger homes with premium amenities, privacy, and proximity to business hubs. Micro-markets like Hebbal, Whitefield, and Devanahalli are seeing robust appreciation, with property values projected to rise 8-12% annually in North Bangalore alone. The city now accounts for 42% of all ₹10 crore-plus home sales nationwide in FY25, reflecting its status as India’s luxury capital.
