WNS Leases 3.22 Lakh Sq Ft in Thane for Rs 619.37 Crore

WNS Global Services Private Limited is a global business process management company.

It has leased nearly 3.22 lakh sq ft of office space in Thane, part of the Mumbai Metropolitan Region.

The total rental outgo is Rs 619.37 crore over the lease periods. This is according to documents accessed by Propstack.

The company has leased space across the third to seventh floors of Hiranandani Centaurus in Thane.

The landlord is Roma Builders Private Limited. The project was developed by Mumbai-based House of Hiranandani. The total rental outgo comprises two lease agreements, the real estate company confirmed.

First Agreement: Floors Three to Six

Under the first agreement, WNS has leased nearly 2.55 lakh sq ft across the third, fourth, fifth, and sixth floors.

The lease runs for 15 years. It commenced on August 15, 2025. Rent for these floors will increase by 15 percent every three years, the documents showed.

The total rent for the third to sixth floors is Rs 582.32 crore, the real estate firm said.

Second Agreement: Seventh Floor

Under the second agreement, the company has leased 66,870 sq ft on the seventh floor. This lease runs for five years. It provides for a 5 percent escalation every year. The total lease value is Rs 37.05 crore. It commenced on January 1, 2026.

• First lease: 2.55 lakh sq ft, 15 years, Rs 582.32 crore
• Second lease: 66,870 sq ft, five years, Rs 37.05 crore
• Security deposit paid: Rs 34.82 crore
