Details of Modification of plan sanction / layout brief descriptionThe project ‘Jasper & Iridium at Brigade El Dorado’ is being developed by Brigade Tetrarch Private Limited (‘Brigade’). Brigade obtained NOC’s from all the concerned departments/ authorities for the construction of the said project and accordingly, KIADB issued building plan sanction vide No. KIADB/DO-3&EE/1042/2019-20 dated 20.03.2020, thereby permitting Brigade to construct 2B + G + 24 floors for Jasper block and 1B + G + 13 floors for Iridium block, in the said blocks. Subsequently, considering that the project is in close proximity to Yelahanka Airbase, in the interest of the project at large, Brigade applied to the authorities to seek their approval for height, though that was not part of mandatory requirements of the approval authority, i.e., KIADB. Thereafter, Brigade received response from the authorities giving clearances for heights lower than what was previously approved by KIADB with height restriction In view of imposition of height restriction, Brigade sought for revised plan sanction before KIADB. Accordingly, KIADB issued the revised building plan sanction on 12.01.2024. Hence, in view of the modification of the sanctioned building plan of the Project, the changes in the project are as follows: Block No. of Floors No. of Units Jasper at Brigade El Dorado 2 Basements + Ground + 20 Floors 474 Iridium at Brigade El Dorado 2 Basements + Ground + 20 Floors 556 Further, the Iridium Block was initially planned for mixed-use development with retail and multiplex at Ground level + 2 upper levels and residential studio units on the upper floors. However, with the modification in the building plan for the said ‘Iridium’ Block, the entire Block is now residential block having 556 units. Apart for the aforesaid, there are no other changes/ modifications in the said project. In lieu of the said modification, it’s proposed to have commercial/retail/ healthcare in a different block within the larger property at Brigade El Dorado and this is done in order to avoid the movement of public vehicles near the residential tower leading to better privacy and security of the residents in the project.
