Details of Modification of plan sanction / layout brief descriptionTo The Authority Karnataka Real Estate Regulatory Authority Karnataka Housing Board Complex Ground Floor, Silver Jubilee Block Unity Building, CSI Compound 3rd Cross, Mission Road Bengaluru, Karnataka – 560027 Subject: Covering Letter and Declaration for Modification of Approved Plan – Project “CELESTIUM” Dear Sir/Ma’am, I, Mr. Punith R, Authorized Signatory of the promoter entity, residing at / having registered office at #4035, 17th Main, 28th Cross, BSK 2nd Stage, Bangalore South, Karnataka – 560070, with reference to our real estate project “CELESTIUM”, located at Survey No. 4/A2, Puttenahalli Road, J P Nagar 7th Phase, Uttarahalli Hobli, Bengaluru – 560078, respectfully submit this declaration and covering letter seeking approval for modification of the sanctioned plan of the above-mentioned project. Background of the Project The project “CELESTIUM” has been undertaken in accordance with the applicable provisions of the Real Estate (Regulation and Development) Act, 2016 and the rules framed thereunder. The promoter has been complying with the regulatory requirements and submitting necessary documentation to the Authority from time to time. Reason for Modification Subsequent to the initial approval of the project plans, the promoter has acquired additional Transferable Development Rights (TDR) in order to optimize the development potential of the land parcel and to ensure better utilization of permissible Floor Area Ratio (FAR) in accordance with the applicable development control regulations. The procurement of additional TDR enables the promoter to enhance the development potential of the project while ensuring compliance with the applicable planning norms and municipal regulations. Submission of Supporting Documents In this regard, we respectfully submit that: • The additional TDR has been duly purchased in accordance with the applicable regulations. • All relevant supporting documents, records, and TDR certificates have been submitted to the Authority for review. • Necessary technical and architectural revisions reflecting the proposed modification have also been prepared and submitted. • The modification is being sought solely to incorporate the additional TDR into the approved plan, without affecting the compliance with statutory regulations. Request to the Authority In view of the above, we respectfully request the Hon’ble Authority to kindly review the submitted documents and grant approval for the modification of the sanctioned plan for the project “CELESTIUM”. The promoter remains committed to complying with all regulatory requirements and assures the Authority that the project will continue to be executed strictly in accordance with the applicable provisions of the Real Estate (Regulation and Development) Act, 2016 and the rules framed thereunder. We shall be pleased to provide any further clarification or documents that may be required by the Authority in this regard.
