Project DescriptionThe Empyrean is a residential township, approved as a plotted layout by the Malur Planning Authority and sold as a scheme of independent and semi-detached villas. PHASE 2 of the Empyrean was launched as 2a and 2b, and further sub-Phases are yet to be launched. The Phase 2 is predominantly residential, with one plot which is classified as Commercial. Due to this, it has been considered as a ‘Mixed’ development. Layout plan approval has been taken for a total of 708 plots, of which a total of 405 plots have been opened for sale under 2 a and 2b. As on July 31, 2017, there are 219 units for which OC has been received, 73 units available as inventory in Phase 2a and 2b, and 86 sold units at various stages of construction/vacant plot. Further there are 27 plots which are yet to be decided because of odd sizes. Promoter may approach Town Planning Authority for resizing of the plots so that it become saleable. The unsold units are as proposed by the promoter and will be subject to change, depending on customer preferences or change in business strategy of promoter. Any changes in the unit types will be updated in the quarterly updates to be given on the website. Further, the construction of the units start after signing of agreement with the buyers hence the date of completion of the project is dependent of sale of the unit. The Club House is under construction which is not part of this sanctioned layout. There are another 302 plots which have not been opened for sale, and which will be launched at a later date. These will be treated as separate Phase(s) and will be registered as a New Project with the RERA website prior to launch, in keeping with the Rules.
