A light manufacturing zone is a designated area within an industrial estate or mixed-use development where light, non-polluting industrial activities are permitted such as electronics assembly, garment manufacturing, pharmaceutical packaging, food processing, and precision engineering. These zones differ from heavy industrial zones by the nature and environmental impact of permitted activities.

Characteristics of Light Manufacturing

  • Low pollution, noise, and waste output compatible with nearby commercial or residential areas.
  • Smaller industrial units typically 2,000–20,000 sq ft per unit.
  • Labour-intensive operations with moderate capital intensity.
  • Examples: Garment stitching units, circuit board assembly, FMCG processing.

Zoning and Regulatory Framework

Light manufacturing zones are typically defined in city master plans (Development Plans or Detailed Development Plans) with specific FSI and setback norms. Activities permitted are listed by pollution category under Central Pollution Control Board (CPCB) guidelines.

Light manufacturing zones represent an important and growing segment of industrial real estate particularly as India's MSME sector expands and urban land costs push manufacturing to organised peri-urban parks. Investors targeting this segment should focus on locations with strong MSME density, good road connectivity, and supportive state industrial policies.
