What is a restructured home loan?

A restructured home loan is a loan in which the original terms such as repayment schedule, interest rate, or tenure are modified by the lender to assist a borrower facing financial difficulties and at risk of default.

Why Loans are Restructured

  • Borrower’s income has reduced significantly due to job loss, business failure, or health issues
  • Property disputes or delayed possession are causing repayment stress
  • The borrower is unable to pay existing EMIs but can manage lower repayments

Common Restructuring Methods

1. EMI Reduction

  • Extending the loan tenure to reduce the monthly instalment amount

2. Interest Rate Concession

  • Temporarily reducing the interest rate to provide financial relief

3. Repayment Holiday

  • Allowing a temporary pause on principal repayment for a specified period

4. Bullet Repayment Conversion

  • Converting part of the repayment into a lump sum payable at the end of the tenure

Impact on Credit Profile

  • A restructured loan is reported to credit bureaus and may affect the borrower’s CIBIL score
  • It indicates financial stress and may influence future borrowing eligibility
  • However, restructuring is generally a better alternative than default or NPA classification

RBI Guidelines

  • Lenders must comply with the RBI framework for resolution of stressed assets
  • Special restructuring schemes, including COVID-19-related restructuring, were introduced by the RBI for eligible borrowers

Loan restructuring provides financially stressed borrowers with a structured way to avoid default. Although it may temporarily affect creditworthiness, it is a significantly better outcome than an NPA classification or legal recovery proceedings by the lender.
