What is a survey number of a plot?

A survey number is the unique numerical identifier assigned to each parcel of land during the government's revenue survey distinguishing it from all other land parcels within the same revenue village. Every plot of agricultural or revenue land in India carries a survey number that is the primary reference in all land records, sale deeds, court documents, and government notifications.

How Survey Numbers Are Assigned

During the initial revenue survey of a region (conducted over decades in the 19th and 20th centuries), a government surveyor measured each distinct parcel of land and assigned it a sequential number. These survey numbers form the immutable base reference for all subsequent land record keeping.

Sub-Division of Survey Numbers

When a large survey number is subdivided by sale, partition, or layout each portion receives a sub-division number (e.g., Survey No. 45/1, 45/2, 45/3). The original survey number is the parent; sub-division numbers identify the smaller pieces.

Urban vs. Rural Survey Numbers

  • Rural: Agricultural survey numbers used for farmland and peri-urban land.
  • Urban: City survey (C.S.) numbers separate numbering for urban areas. Some cities also use house numbers or door numbers.

Importance in Transactions

  • Must be correctly quoted in all sale deeds, court documents, and loan applications.
  • Survey number is cross-referenced against the land record (RTC, 7/12, patta) to verify ownership.

The survey number is the immutable DNA of a land parcel in India all land records, transactions, and legal claims trace back to it. Every property buyer must verify that the survey number stated in the sale deed exactly matches the revenue record any mismatch is a serious title risk that must be resolved before completion.
