Key Parameters in Location Scoring

  • Employment proximity: Distance to IT parks, SEZs, commercial hubs
  • Social infrastructure: Schools, hospitals, malls, restaurants within 2–5 km radius
  • Future development pipeline: Upcoming metro stations, road projects, commercial zones
  • Current pricing vs. historical appreciation rate
  • Safety and governance: Crime rates, civic body efficiency
  • Environmental factors: Green cover, flood risk, pollution levels

How to Build a Location Score

  • Identify 8–10 key factors relevant to your investment type
  • Assign weights to each factor based on importance (e.g., connectivity = 25%)
  • Score each factor from 1 to 10 based on data and research
  • Multiply score × weight for each factor
  • Sum all weighted scores to get total location score
