What is Section 80EEA for first-time homebuyers?

Section 80EEA was introduced in the Union Budget 2019 to encourage affordable housing purchases among first-time buyers. It provides an additional interest deduction of up to ₹1.5 lakh per year, over and above the ₹2 lakh under Section 24(b), for home loans sanctioned between April 1, 2019 and March 31, 2022.

Key Eligibility Conditions

  • Loan Period: Home loan must be sanctioned between 1 April 2019 and 31 March 2022.
  • Property Value: Stamp duty value of the property must not exceed ₹45 lakh.
  • First-Time Buyer: The borrower should not own any residential house property on the date of loan sanction.
  • No Overlap with 80EE: If deduction claimed under 80EE, 80EEA cannot be claimed.

  • Maximum deduction: ₹1.5 lakh per year on home loan interest.
  • Combined deduction potential: ₹2 lakh (Section 24b) + ₹1.5 lakh (80EEA) = ₹3.5 lakh per year.
  • Available under the Old Tax Regime only.
