What is the HVAC system in a commercial building?

HVAC stands for Heating, Ventilation, and Air Conditioning the integrated mechanical system responsible for controlling the indoor climate of a commercial building. In Indian commercial buildings, the primary function is cooling and ventilation, as heating requirements are minimal. HVAC is the single largest component of commercial building operating cost and energy consumption.

Types of HVAC Systems in Commercial Buildings

  • Centralised chilled water system: Uses chillers and AHUs (Air Handling Units) most common in Grade A buildings.
  • Variable Refrigerant Flow (VRF/VRV): Individual outdoor units serving multiple indoor units efficient for smaller floors.
  • Split AC systems: Simpler, less efficient common in Grade B or older buildings.

HVAC quality is one of the most important comfort and cost factors in commercial office selection. Tenants should evaluate the system type, energy efficiency, maintenance track record, and operating hours before committing to a lease — as HVAC-related costs can significantly impact total occupancy expense.
