What is unit area method of property tax?

The Unit Area Method (UAM) is a modern, simplified approach to calculating property tax. Under this method, a per unit value (in ₹ per square foot or square metre) is assigned to properties based on their location, usage, and construction type. The tax is then calculated by multiplying this unit value by the total area of the property.

Property Tax = Unit Area Value (₹/sqft) × Built-up Area × Usage Factor × Age Factor × Occupancy Factor × Structure Factor × Tax Rate

Key Multipliers Used in UAM

  • Unit Area Value: Base rate per sqft assigned by the municipality for the zone.
  • Built-up Area: Total built-up area of the property in sqft.
  • Usage Factor: Residential, commercial, industrial, etc.
  • Age Factor: Depreciation based on the age of the building.
  • Occupancy Factor: Self-occupied vs. rented or vacant.
  • Structure Factor: RCC, semi-pucca, or pucca construction type.

The Unit Area Method simplifies property tax calculation by using pre-fixed rates per square foot. It brings objectivity and transparency, making self-assessment much easier for property owners.
