
Developer 7R has started construction of 7R Park Szczecin South, a two-building logistics and warehouse complex in the south-western part of Szczecin.
The first and larger building, exceeding 23,000 sqm, was fully pre-leased to Procent Poland a logistics services provider for the e-commerce sector before a single foundation was laid. The second building will offer around 5,000 sqm.
Depenbrock Polska is the appointed general contractor. Construction started in August 2026, with completion expected in Q3 2027.
The park sits approximately 7 km from Szczecin city centre and around 36 km from Szczecin-Goleniów Airport.
It has direct access to the A6 motorway connecting to Germany's A11 towards Berlin, plus the S3 and S6 expressways.
Proximity to the ports of Szczecin and Świnoujście adds cross-border distribution capability.
For Procent Poland, which fulfils orders for international e-commerce companies, that combination of German market access, port connectivity and motorway links is exactly the infrastructure the business model requires.
Izabela Kujawska, Administrative Director and Employer's Representative at Procent Poland, said the new space will strengthen the company's operational capabilities and enhance logistics process efficiency, enabling it to respond more effectively to evolving customer needs.
Jarosław Stasiak of Sawitar Estate Broker, who advised the tenant, pointed to facility quality, layout flexibility and the park's sustainability credentials as the deciding factors.

The vacancy context in West Pomerania makes the pre-lease result less surprising than it might first appear.
Kamil Szabłowski, Senior Leasing Manager at 7R, noted that total modern industrial stock in the region stands at nearly 1.4 million sqm, with a vacancy rate of approximately 1.4% the second-lowest in Poland and a fraction of the national average of 7.3%.
Marzena Taube, Leasing and Development Director for the North-West Region at 7R, described Szczecin as one of Poland's most important regional logistics hubs, combining German market access, seaport connectivity and major transport route coverage.
Securing a full-building tenant before construction confirmed both the project's rationale and the depth of demand the location continues to generate.
