Panattoni has delivered a new build-to-suit terminal in Kraków for a leading player in the e-commerce market.
The nearly 8,000 sqm facility has been developed at Panattoni Park Kraków East V and will serve as a logistics centre supporting parcel sorting and the operation of a parcel locker network across southern Poland.
The completed facility has been designed specifically around the operational requirements of its e-commerce occupier.
The project forms part of Panattoni’s continued development activity in the Kraków market, where demand for logistics infrastructure is supported by the city’s connections to major domestic and international transport routes.
Facility Combines Warehouse and Office Space
The BTS terminal comprises approximately 6,800 sqm of warehouse space and more than 1,000 sqm of two-storey office space. Together, these areas provide infrastructure for parcel sorting operations and the management of the occupier’s parcel locker network.
Panattoni said the project demonstrates the role of build-to-suit developments in creating logistics facilities tailored to individual operational processes and future business requirements.
The developer also highlighted the importance of combining an appropriate location with infrastructure designed around the needs of modern e-commerce logistics.
Panattoni Park Kraków East V Offers Strategic Connectivity
Panattoni Park Kraków East V is a 30,000 sqm Class A industrial and logistics complex located in Zakrzów, approximately 19 km east of Kraków city centre. The park is situated less than 2 km from the Podłęże junction on the A4 motorway, while the S7 expressway is around 9 km away.
The location also provides access to Kraków-Balice Airport, approximately 30 km from the park. These road connections link the development with key markets in Poland and support distribution activities across the country and beyond.

Other Companies Already Operate at the Park
The completed terminal joins other occupiers already operating at Panattoni Park Kraków East V. These include Highway Automotive, Fabryka Kart Trefl-Kraków and Anticor, according to Panattoni.
The park has also received BREEAM environmental certification at the Excellent level. Panattoni said this certification supports the development’s sustainability credentials and can contribute to lower operating costs for companies based at the facility.
Panattoni Expands Logistics Portfolio in Małopolska
The latest delivery adds to Panattoni’s industrial and logistics portfolio in the Małopolska region. The developer said it has already delivered more than 353,000 sqm of modern industrial and logistics space in the region.
The completion of the BTS terminal at Panattoni Park Kraków East V further strengthens the developer’s presence in Kraków’s logistics market, while the facility provides dedicated infrastructure for e-commerce distribution and parcel operations in southern Poland.
