
Aadhaar identification will become mandatory for registration of documents in Maharashtra starting October 1.
The state revenue department has made identity verification a mandatory prerequisite for 63 types of transactions.
This includes sale, purchase, mortgage, and partition deeds across the state.
Revenue Minister Chandrashekhar Bawankule announced on Wednesday that no documents will be registered without valid Aadhaar identification.
He said the decision was taken on the directives of Chief Minister Devendra Fadnavis to prevent fraud in property transactions.
He added that a gazette notification has already been issued, and the new requirement will come into force on October 1.
Citizens said the move will eliminate the need to bring physical witnesses for the verification process.

Bawankule said this system-wide integration will effectively eliminate fraudulent activities involving impersonators and fake witnesses.
He said the practice of using fake witnesses and fictitious parties in fraudulent transactions will now be eliminated.
He added that the measure will minimise human intervention in the registration process, prevent scams, and make the entire ecosystem significantly more efficient and transparent.

For citizens who do not currently possess an Aadhaar number, the revenue department has outlined an alternative verification protocol.
Such individuals must submit their official Aadhaar enrolment application acknowledgement receipt.
This must be accompanied by an alternative government-issued identity document and valid proof establishing their relationship with the other parties involved in the transaction, ensuring the process remains accessible to all applicants.

Senior officials from the registration department confirmed that technical frameworks are fully prepared for the state-wide rollout.
An official said the department has proposed deploying additional verification features, such as iris scanners, to handle situations where fingerprints fail to register properly, alongside dedicated application-based processing.
The transaction will be finalised only after thorough verification of the documents and identity.
The department stated that the provision is aimed at ensuring the absence of an Aadhaar number does not stall genuine transactions, while still maintaining strict identity verification.
Officials said the combination of biometric checks and alternative documentation is designed to keep the process accessible even for citizens who have not yet completed their Aadhaar enrolment.
