MMR Leads Q3 Housing Sales as NCR Tops Price Growth

The Mumbai Metropolitan Region (MMR) recorded the highest housing sales among India's seven major cities in July-September 2026.

Around 31,750 units were sold. Bengaluru followed with around 16,670 units. Together, the two markets accounted for 48 percent of total sales during the quarter, according to a report by Anarock.

Overall housing sales across the seven cities rose 3 percent year-on-year to more than 1 lakh units in Q3 2026.

This was driven by stronger demand in MMR, Bengaluru, and Hyderabad. In value terms, sales increased 2 percent to Rs 1.55 lakh crore from Rs 1.52 lakh crore a year earlier.

City-Wise Sales Performance

MMR sales rose 11 percent quarter-on-quarter and 5 percent year-on-year. Bengaluru recorded a 9 percent quarterly rise and 12 percent annual rise, with around 16,670 units sold.

Pune recorded approximately 15,690 units, up 20 percent quarterly but down 6 percent annually. NCR recorded around 13,765 units, up 3 percent quarterly but down 1 percent annually.

Hyderabad saw around 12,970 units sold, rising 15 percent both quarterly and annually.

Kolkata recorded around 3,980 units, up 3 percent quarterly but down 4 percent annually. Chennai recorded approximately 5,395 units, up 5 percent quarterly but down 10 percent annually.

Prices and Inventory

Average residential prices across the top seven cities rose 7 percent year-on-year in Q3 2026.

NCR recorded the highest annual increase at 12 percent, followed by Bengaluru at 8 percent.

Available housing inventory across the seven cities increased 12 percent year-on-year. It rose from approximately 5.62 lakh units at the end of Q3 2025 to 6.31 lakh units by the end of Q3 2026.

  • Rs 80 lakh-Rs 1.5 crore: 34 percent of new supply
  • Rs 1.5 crore-Rs 2.5 crore: 24 percent
  • Rs 40-80 lakh: 17 percent
  • Below Rs 40 lakh: 14 percent

What Anarock's Chairman Said

Anuj Puri is chairman of ANAROCK Group. He said Hyderabad saw the highest yearly jump in housing sales at 15 percent, followed by Bengaluru at 12 percent and MMR at 5 percent.

He noted all other top cities recorded an annual dip in sales.

New Launches and Festive Season Outlook

The top 7 cities saw approximately 1,14,320 units launched in Q3 2026.

This was up from 96,690 units in Q3 2025, an 18 percent annual increase. MMR topped new supply with around 37,500 units, followed by Hyderabad with approximately 18,950 units.

Puri said the upcoming festive season is expected to boost residential demand, building on Q3 momentum.

He noted buyers will likely stay selective due to higher prices, but festive sentiment and stable borrowing costs should support sales.

He said well-priced, well-located projects will outperform others this season.
