Ramkrishna Nagar in Khar West is one of the oldest Mhada colonies in Mumbai. It is set to undergo cluster redevelopment.
The Maharashtra government has approved the appointment of a developer for the project. The decision was taken at a state cabinet meeting on September 22.
The meeting was chaired by Chief Minister Devendra Fadnavis.
A press note from the government said some of the buildings have become dilapidated and structurally unsafe. Approval has therefore been granted for cluster redevelopment to improve residents' living conditions.
About Ramkrishna Nagar
Ramkrishna Nagar was constructed in 1985. It sits on a 25,523.9 sq m plot in Khar West. The colony comprises 19 buildings.
This includes 18 residential buildings and one office building. The location is prime. It is near Khar station, with the arterial Swami Vivekanand Road and Linking Road close by.
What Is a Cluster Redevelopment Scheme?
Under a cluster redevelopment scheme, old and dilapidated buildings in an area are redeveloped as a single cluster.
This provides eligible residents with more spacious and safer homes. It also brings quality infrastructure and other amenities to the area, according to an official, while consolidating multiple ageing structures into a single, better-planned development.
The colony currently comprises 234 residential tenements. Eligible residents will be provided with rehabilitation tenements as part of the project, the official added.

What Mhada Will Receive
The Maharashtra Housing and Area Development Authority, or Mhada, will receive approximately 9,000 sq m of housing stock.
This will be available for sale to the general public. The housing authority is also expected to receive a premium towards the construction area generated under the project, the official said.
The plot on which the office building stands will not be part of the cluster redevelopment, according to the press note.
To ensure speedy implementation of the project, approval has also been given to form a high-powered committee. This committee will be chaired by the secretary of the housing department.

Part of a Wider Mhada Redevelopment Push
Mhada is executing cluster redevelopment projects across several of its ageing housing layouts and colonies in Mumbai.
These colonies were mostly constructed in the 1950s and 1960s. They were built to create affordable housing for people from the middle-income and low-income groups.
Ramkrishna Nagar is among 56 such Mhada colonies identified for this style of redevelopment across the city.
