Abhee Ventures Launches Scottish-Themed 45-Acre Township in Bengaluru

Bengaluru's residential market has seen its share of themed projects, but Abhee Ventures is taking it a step further. The South India-based developer has announced Codename New Dimension, a 45-acre Scottish-themed residential township at Gunjur on Whitefield-Sarjapur Road. The project is being designed in collaboration with UHA London, a London-based architecture firm, and RSP Architects from India.

The location is well-chosen. Gunjur sits between two of Bengaluru's most active real estate corridors, with strong road connectivity to the Outer Ring Road IT belt, ITPL, EPIP Zone, and the upcoming Dommasandra Metro Station. The proposed SWIFT City and Peripheral Ring Road add another layer of long-term infrastructure upside to the address.

What 45 Acres of Low-Density Living Looks Like

The numbers tell a clear story about the kind of development Abhee is going through. 85 percent open spaces across 45 acres is a significant commitment in a city where developers routinely push density to maximise returns. Add to that over 140 lifestyle and recreational amenities and four clubhouses spanning a combined 1.5 lakh sq ft, and you get a sense of the scale of what's being planned here.

Standout features include a 3-acre golf driving range and a man-made lake, both of which are genuinely uncommon in Bengaluru's residential landscape. Residences will range from 2 to 4.5 BHK across 35-storey towers, with the design prioritising functional layouts, ventilation, and space efficiency rather than just visual spectacle.

Why East Bengaluru Keeps Attracting Big Bets

R Nagaraj Reddy, Founder and Managing Director of Abhee Ventures, was direct about the market opportunity: "East Bengaluru is witnessing increased demand for large-format, experience-led residential townships. Codename New Dimension combines international design, lush landscapes, and wellness-focused living, offering long-term value for homebuyers."

That demand is real. The Whitefield-Sarjapur corridor has consistently been one of Bengaluru's strongest performing residential micro-markets over the past several years, driven by proximity to major IT parks, a growing professional tenant base, and improving infrastructure. Large-format townships with genuine lifestyle differentiation are increasingly what serious buyers in this corridor are looking for.

Still in Conceptualisation, But Worth Watching

The project is currently in its conceptualisation phase and will be launched in phases over the coming months. Abhee Ventures brings 17 years of experience delivering premium residential communities, commercial spaces and villa developments across Bengaluru and South India. Whether Codename New Dimension lives up to its ambitious brief will depend on execution, but the location, the design pedigree and the scale of the amenity programme make it one of east Bengaluru's more interesting upcoming launches to track.
