Ajman real estate market records strong property transactions

The total number of real estate transactions in the Emirate of Ajman during July reached 1,517, with a combined value of AED1.65 billion (approximately $449 million).

Ahmed Khalfan Al Shamsi, Director of the Real Estate Registration Department at the Ajman Department of Land and Real Estate Regulation, shared the figures for the month, giving a detailed breakdown of how activity was distributed across sales and mortgage transactions during the period.

Sales volume reaches AED1.08 billion across 1,296 transactions

Al Shamsi said the trading volume amounted to AED1.08 billion (around $294 million) across 1,296 transactions, meaning sales accounted for the large majority of both the total transaction count and total value recorded during the month.

He said the figures reflect the upward trajectory of Ajman's real estate sector, with the market maintaining its positive momentum and seeing strong activity across several property developments, driven by diverse investment opportunities and growing direct demand for properties of various types across the emirate.

Mortgage activity: AED341 million across 138 transactions

Beyond sales, Al Shamsi said 138 mortgage transactions were recorded during July with a total value of AED341 million.

While mortgage transactions made up a much smaller share of overall activity than sales, both in count and value, they still represented a meaningful segment of the month's total AED1.65 billion figure, pointing to continued lending activity alongside outright purchases.

Al Jurf Industrial 1 registered the highest single mortgage transaction of the month, at AED20.9 million.

Most traded projects and neighbourhoods

Al Shamsi noted that Ajman Uptown topped the list of the most traded major projects, followed by Ajman One and Emirates City, indicating where buyer interest was most concentrated among the emirate's larger developments during the month. Among neighbourhoods:

  • Al Helio 2 led the list of most traded neighbourhoods
  • Al Helio 1 ranked second
  • Manama 14 ranked third

Separately, Al Jurf Industrial 1 also recorded the highest single sale transaction of the month, at AED22.5 million, making it the standout location for both sales and mortgage activity in July and underscoring the area's growing significance within Ajman's broader industrial and investment property market.
