Aldar and Mubadala acquire Masdar City Square in Abu Dhabi

Aldar and Mubadala Investment Company have acquired Masdar City Square. The deal is valued at Dh918 million.

The purchase was made through a joint venture. The two companies set up this venture in 2024. It now takes their combined Masdar City portfolio to Dh4.7 billion.

About Masdar City Square

Masdar City Square spans more than 47,000 square metres of net leasable area. It is spread across seven office buildings.

The complex was completed in the first quarter of 2026. It is already 99 percent occupied.

  • Tenants include Taqa and the Department of Energy
  • Emirates College is also a tenant
  • Mohamed bin Zayed University of Artificial Intelligence occupies space here too

The complex sits within Masdar City. This area is a hub for clean energy, artificial intelligence, and advanced research. It is located near Zayed International Airport. It also has direct highway access connecting Abu Dhabi and Dubai.

What the Leadership Said

Talal Al Dhiyebi is the group CEO of Aldar. He said Abu Dhabi's economic fundamentals are drawing businesses and talent from around the world.

He added that this is sustaining demand for high-quality commercial real estate. He described Masdar City Square as a highly occupied asset. It scales the joint venture's presence in the area.

Ali Eid AlMheiri holds the role of executive director for diversified assets at Mubadala's UAE Investments Platform.

He said the acquisition reflects the company's disciplined investment approach. He added that the joint venture is building a portfolio that strengthens the environment for knowledge-driven industries.

He said it also supports the UAE's net-zero ambitions.

Ahmed Baghoum is the CEO of Masdar City. He noted that sustainability is central to the complex's design.

The building is constructed to LEED Platinum and WELL Gold standards. It uses solar photovoltaic systems and passive cooling.

A Growing Portfolio

This deal is the latest move by the Aldar-Mubadala joint venture. The venture was created in 2024. It has already acquired 17 assets within the Masdar City Green Reit.

It also acquired The Link at Masdar City, which was completed in the first quarter of 2026.

With Masdar City Square added, the portfolio now spans more than 158,000 square metres of net leasable commercial space.

Tenants across the portfolio include Irena, Masdar, Siemens, G42, and the UAE Space Agency. The weighted average unexpired lease term is approximately 5.2 years.

The portfolio also includes more than 1,400 residential units. These units are fully occupied.
