Linar waterfront residential development by Alef Group in Sharjah

Alef Group has announced the complete sell-out of all 2,683 homes across the five residential towers at Linar, its AED4 billion waterfront development in Al Mamzar, Sharjah.

The final two towers sold out during Phase 2, following strong demand for the first three towers. Alef Group has confirmed that construction is scheduled to commence this year.

Linar Attracts Diverse Buyer Base

Demand for Linar has come from domestic buyers, international business owners and executives, and overseas investors.

Alef Group said the diverse buyer base reflects the development's appeal across different market segments.

The company also linked the demand to Sharjah's growing position as a destination for high-quality living and long-term real estate investment.

Waterfront Living at Al Mamzar

Linar is positioned at the eastern edge of Al Mamzar Beach. The development combines direct waterfront living with health, wellness and fitness amenities, co-working spaces, restaurants and cafés.

The project will also feature landscaped gardens, social areas and children's play spaces. These facilities are designed to bring different aspects of everyday life into one connected environment.

Sky Social Floor on 47th Floor

Residents will have access to the Sky Social Floor on the 47th floor of the fifth tower. Alef Group has designed the space for relaxation and social connection.

The Sky Social Floor will offer panoramic views of the city skyline and the beach. It is planned as a modern shared space within the residential development.

Direct Beach Access and Retail Facilities

The five towers will be connected directly to the beach through a pedestrian bridge. Linar will also include retail and service offerings within the development.

A dedicated delivery and parcel management centre will be provided to support residents with everyday logistics and reduce the time associated with receiving deliveries.

Changing Residential Buyer Expectations

Alef Group said Linar's sales performance reflects a wider change in how buyers evaluate residential developments.

Alongside location and individual home specifications, buyers are increasingly considering how a development supports everyday living.

Raed Kajoor Al Nuaimi, CEO of Alef Group, said the complete sell-out demonstrates changing buyer expectations and the evolving definition of real estate value.

He said buyers are increasingly evaluating how a development works as a whole, including whether it can make daily routines easier and provide more time for other activities.

Construction Scheduled to Begin

Following the sell-out of all five residential towers, Alef Group has confirmed that construction of Linar is scheduled to commence this year.

The AED4 billion project will combine residential towers, waterfront access, amenities, retail and services within the Al Mamzar development.
