
Aon Consulting Private Limited has leased nearly 2 lakh sq ft of office space at Vista Earth Centre in Bengaluru's Whitefield area. The total rent over the five-year term amounts to approximately ₹98 crore.
The space covers a chargeable area of 1,98,509 sq ft across the second, third, fourth and sixth floors. The landlord is Vista Spaces Earth Centre Private Limited, according to property registration documents accessed by Propstack.
The transaction was structured across two phases rather than a single commitment:

The Aon deal sits alongside several other notable Whitefield transactions. Infineon Technologies recently leased 6.3 lakh sq ft at Brigade Solarium City in the same corridor for 10 years, with a total estimated rent outgo of approximately ₹752 crore.
The concentration of large lease deals in Whitefield reflects the area's position as one of Bengaluru's most preferred destinations for international technology and consulting firms building or expanding their India operations.

The Aon lease fits inside a broader market trend. Large office transactions of 100,000 sq ft and above anchored India's commercial office market during H1 2026, accounting for 28.2 million sq ft of leasing activity across eight leading cities, according to Knight Frank India.
Large transactions contributed 59% of the total 48.0 million sq ft leased across those cities underscoring the continued preference of major occupiers for Grade A office assets at scale.
Bengaluru and Hyderabad recorded the highest leasing activity among the eight cities, driven significantly by Global Capability Centre demand.
Bengaluru's sustained ability to attract occupiers at this scale both in volume and in deal size reflects a talent pool and infrastructure depth that competing markets have not yet matched.
For Aon Consulting, expanding its Whitefield presence in two phases rather than committing the full footprint at once suggests a demand-led approach: test the market, then deepen the commitment as headcount and operational requirements grow.
