Apple India is set to expand its retail footprint in Maharashtra with a new store in Mumbai’s Borivali suburb. The tech giant has leased 12,616 sq ft of prime retail space at the newly opened Oberoi Sky City Mall for an annual rent of around ₹2.08 crore, marking its second store in the state and fourth in India.
The lease, which commenced on May 8, 2025, covers a ground-floor unit with an additional 150 sq m of storage space and five car parking slots. The agreement, with landlord Incline Realty Pvt Ltd, includes a monthly rent of ₹17.35 lakh, a security deposit of ₹1.04 crore, and a revenue-sharing clause: 2% of store revenue for the first 42 months, rising to 2.5% thereafter. The lease spans 130 months (nearly 11 years) with a 15% rent escalation every three years and a lock-in period of 10 years and 10 months.
Located on Dattapada Road, Borivali East, Sky City Mall is a state-of-the-art shopping and entertainment destination developed by Oberoi Realty. The mall boasts a range of amenities, direct metro connectivity, and a luxury residential complex, making it a prime location for global brands like Apple.
This Borivali lease follows Apple’s recent deal for 7,997.8 sq ft at Phoenix Mall of Asia in Bengaluru, where it committed to an annual rent of ₹2.09 crore. Apple currently operates stores in Mumbai’s BKC, Delhi’s Saket, and is eyeing Bengaluru for its next opening. The company’s aggressive retail expansion includes plans for 53 new, relocated, or renovated stores globally by 2027.
Vikas Oberoi, Chairman and Managing Director of Oberoi Realty, expressed excitement at welcoming Apple to Sky City Mall, calling it a “strong endorsement of the trust global leaders place in Oberoi Realty’s vision.” Apple’s presence is expected to elevate Borivali’s retail ecosystem and reinforce Mumbai’s status as a top destination for global luxury brands.
