Listed PropTech company Aurum PropTech Ltd has sold two commercial buildings in Navi Mumbai for around ₹112 crore. According to a regulatory filing, the company’s board approved the sale of buildings Q5 and Q6 located at Millennium Business Park. The transaction is part of the company’s broader effort to monetise assets and redirect capital toward strengthening its technology-driven real estate platforms.
The company stated that the two buildings being sold have a book value of approximately ₹27 crore. As a result, the sale is expected to generate a significant profit for the company while improving its financial position.
Aurum PropTech said the proceeds from the sale will be used to prepay a Lease Rental Discounting (LRD) facility worth about ₹56 crore. After repaying this borrowing, the company indicated that it is likely to become debt-free.
In addition to reducing debt, the company plans to deploy the remaining funds to expand its Artificial Intelligence (AI) capabilities. Aurum PropTech noted that the transaction supports its broader strategic shift toward building AI-driven platforms within the real estate ecosystem.
The company said it intends to commit significant capital to developing advanced AI infrastructure that can support various segments of the property market. The proceeds from the asset sale will help strengthen the company’s investment pool dedicated to technology development.
These investments are expected to accelerate the development of digital systems designed to improve efficiency and data-driven decision-making within the real estate sector.
Onkar Shetye, Executive Director of Aurum PropTech, explained that the company plans to deploy AI across several key business segments. According to him, AI will play a major role in the company’s rental housing business by improving tenant acquisition, dynamic pricing, property management, and automated leasing processes.
He also said AI will enhance the company’s real estate distribution business by enabling property discovery, lead analytics, and sales automation. Shetye added that through these initiatives, the company aims to build a fully digital and data-driven real estate ecosystem and establish leadership in AI-driven PropTech.
Aurum PropTech currently operates several technology platforms within the real estate sector, including NestAway Technologies, a rental housing marketplace; Aurum Analytica, a data analytics platform that helps developers identify potential buyers; and Sell.do, a digital sales automation and transformation platform for real estate companies.
The company has also expanded its presence in the sector through acquisitions. Last year, Aurum PropTech acquired the housing brokerage platform PropTiger.com from Australia-based REA Group. With continued investments in AI capabilities, the company aims to strengthen its technology-driven ecosystem across the real estate value chain.
