As the Indian commercial real estate landscape evolves, few projects embody ambition and vision like Bharti Real Estate’s Worldmark 2.0 in Aerocity, New Delhi. This integrated, boundary-less business district is set to transform the capital’s skyline, blending next-generation office spaces, high-street retail, and India’s first entertainment-based shopping destination-all at the heart of the nation’s most connected urban hub.
Bharti Real Estate has committed approximately USD 2 billion to the Worldmark Aerocity Global Business District, aiming to create a 17 million sq. ft. ecosystem that will serve as a benchmark for business districts across India. The upcoming Worldmark 2.0 phase includes Worldmark 4, 5, 6, and 7, offering 3.5 million sq. ft. of modern office space and 3 million sq. ft. of destination retail, including The Mall-a project that dwarfs the already operational Worldmark 1, 2, and 3 (now part of Brookfield REIT).
The first phase of Worldmark 2.0 is scheduled for delivery by mid-2025, while The Mall-set to become one of India’s largest indoor retail and entertainment destinations-will open its doors in 2027. Over the next three to five years, the Worldmark portfolio will reach 17 million sq. ft. with future expansions, positioning it as India’s foremost global business district.
At the heart of Worldmark 2.0 is The Mall, a first-of-its-kind entertainment-driven shopping destination. Launching in 2027, The Mall will feature:
For the first time, luxury shopping, bridge-to-luxury, and family retail will coexist under one roof, alongside the country’s largest indoor entertainment arena. With a daily workforce of over 200,000 in the vicinity, proximity to the airport, and a multi-mobility hub connecting travelers within 100 km in an hour, The Mall is poised to rival global retail destinations.
To realize this vision, Bharti Real Estate has partnered with renowned firms: PLP Architecture (London) as concept planners, ARCOP Associates as resident architect, and Benoy as interior designer for The Mall. These collaborations ensure that Worldmark Aerocity meets the highest international standards in design, sustainability, and user experience.
Worldmark Aerocity’s location in Delhi NCR was a strategic choice, leveraging the region’s connectivity and status as a hub for international trade and governance. The project fills a critical gap, offering a master-planned commercial district with modern infrastructure, seamless commuting, and amenities tailored for global enterprises. With its proximity to the airport, two metro lines, and the upcoming Air Train, Worldmark is accessible from anywhere in India or abroad, making it a magnet for business and leisure alike.
Bharti Real Estate’s approach with Worldmark emphasizes integrated business ecosystems, wellness, sustainability, and digital readiness. The project sets a new benchmark for India’s commercial real estate, creating future-ready offices and redefining what it means to work, shop, and play in the nation’s capital.
