BNW Developments, a UAE-based real estate developer, has sealed a strategic partnership with Wyndham Hotels & Resorts for the development of Dolce Residences Ras Al Khaimah on Al Marjan Island.
The signing marks the debut of the world's first Dolce Residences by Wyndham, a design-forward brand rooted in its surroundings, with distinctive character, elevated amenities and curated experiences.
Handover is set for Q4 2028.
The contemporary boutique development reimagines coastal living through refined design and immersive lifestyle offerings, featuring 93 premium residential units and five exclusive retail spaces.
According to the developer, the boutique-scale, design-led project is crafted to bring soulful design to the heart of the coastline, offering an intimate environment that prioritises wellness, experience and balance, with a curated lifestyle blending sophisticated design and everyday tranquility rather than excess.
BNW said the architectural language of Dolce Residences is thoughtful, balanced and timeless, with the building efficiently positioned to maximise views and create a strong visual and spatial connection to the natural landscape.

Dr Ankur Aggarwal, Chairman and Founder of BNW Developments, described Dolce Residences as a commitment to quality and a celebration of the serene lifestyle Al Marjan Island represents, saying the project combines boutique intimacy with the prestige of the Wyndham brand to create a sanctuary reflecting the future of Ras Al Khaimah as a global destination.
He noted this marks BNW's second significant partnership with the Wyndham group.
Sheikh Saqr Bin Omar Al Qasimi, CEO of Marjan Development, said the arrival of Dolce Residences signals the confidence global hospitality brands are placing in Ras Al Khaimah and that Al Marjan Island continues to attract boutique, design-forward concepts that diversify the island's offering and reinforce the emirate's position as an investment and lifestyle destination.
Dimitris Manikis, President EMEA at Wyndham Hotels & Resorts, said the signing marks a defining moment for Wyndham's branded residences growth strategy across the EMEA region, adding that the branded residences sector has been calling for a brand like Dolce that blends character, style and a sense of place with elevated hospitality experiences.
Branded residences remain among the fastest-growing segments of real estate in the Gulf, with buyers increasingly drawn to homes offering the assurance of a globally recognised hospitality operator, and Wyndham has a presence in 100 countries worldwide.
