Brigade Enterprises Set to Build Chennai’s Tallest Residential Project in Perambur

Brigade Enterprises Ltd, the renowned Bengaluru-based real estate giant, is making an exciting move into Chennai’s fast-evolving residential landscape. The company is set to build Chennai’s tallest residential project in Perambur, a prime area that's quickly becoming one of the city's most sought-after locations.

This ambitious project will stand out with five towering structures, with the tallest building reaching an impressive height of 49 floors, a feat that will make it the highest residential tower in Chennai. Brigade’s previous record-holder, the Altius project at Sholinganallur, will be overshadowed by this new venture, which promises to elevate the city's skyline like never before. SPR Towers, also in Perambur, will be left behind with its 45-floor structure.

A Vision for Vertical Growth

The new project is set to be developed over a sprawling 15.82-acre site, where it will stand tall with four other towers, each ranging between 38 to 43 floors. The total investment for this project is estimated at an astounding ₹620 crore. This includes ₹178 crore for land acquisition, ₹405 crore for construction, and ₹37 crore for utilities, showcasing the scale and ambition behind this landmark development.

Perambur has become one of the fastest-growing residential areas in Chennai, with rental values growing by 36% and capital values rising by 23%, according to data from ANAROCK released in March. The demand for high-rise developments is strong here, supported by the city’s evolving infrastructure and changing real estate regulations.

A Growing Chennai Skyline

With this project, Brigade Enterprises is also highlighting the dynamic shift in Chennai's vertical growth. Over the last decade, Chennai’s high-rise buildings have undergone a significant transformation. Prior to 2010, buildings were typically in the range of 14 to 18 floors. However, from 2010 to 2018, the skyline began to grow taller, with buildings routinely surpassing 20 floors. Since 2019, the trend has accelerated, and now Chennai is embracing true skyscrapers, surpassing 40 floors.

In addition to its monumental project in Perambur, Brigade is also making waves in Velachery with another ₹600 crore high-rise development. The company is revitalizing the long-closed Raptakos, Brett & Company Ltd facility, located conveniently between Phoenix Mall and Westside, to create another luxurious residential and commercial complex.

The Future of Chennai’s Real Estate

The changes in Floor Space Index (FSI) regulations, part of the TNCDBR 2019, have further fueled the drive for more high-rise buildings in Chennai. Despite this rapid urbanization, the city’s annual construction of 22,000 to 23,000 dwelling units still falls short compared to cities like Hyderabad and Bengaluru, which produce over 80,000 units annually.

For Brigade Enterprises, this marks just the beginning. With over 125 acres and 17 million square feet of land ready for development, the company’s footprint in Chennai is only expanding.
