
In a major structural expansion within South India's high-velocity real estate sector, Bengaluru-based listed property pioneer Brigade Group has formally signed a Joint Development Agreement (JDA) to build a premier residential community in Hyderabad. The newly secured corporate transaction encompasses a continuous 5.6-acre land parcel located in the high-growth Kompally neighborhood. According to an official regulatory filing and performance update issued by the enterprise, the upcoming development is master-planned to address the accelerating consumer demand for sustainable, premium, and modern lifestyle housing across North Hyderabad, projecting a massive gross revenue potential of ₹850 crore.
The execution of the Kompally JDA aligns with a highly aggressive long-term investment strategy mapped out by the board to capture market share across Telangana. Amar Mysore, Executive Director of Brigade Enterprises Limited, highlighted that Hyderabad stands out as an essential, high-velocity growth engine for the group. Fuelled by robust regional infrastructure rollouts and thriving technology corridors, Brigade Group has underwritten a firm plan to deploy approximately ₹5,000 crore in Hyderabad over the next three to four years. This multi-billion-rupee capital allocation will be balanced across the provider's core operational verticals, fueling high-spec projects in the residential, commercial office, hospitality, and organised retail segments.
The entry into Kompally strengthens an extensive localised asset footprint that the company has steadily cultivated since its inaugural regional debut with the elite Brigade at No.7 complex in Banjara Hills. The developer has continuously diversified its market coverage by launching the landmark Brigade Citadel housing cluster in Moti Nagar, alongside more recent premium additions like Brigade Enclave and Brigade Manor. Concurrently, the firm is driving extensive mixed-use engineering loops at the high-value Neopolis hub through Brigade Gateway, a massive, 4 million square foot premium lifestyle precinct. The Kompally property acquisition follows closely behind an advanced design phase for a separate, four-acre core development within the same financial district.
To support its ₹5,000 crore development roadmap, Brigade Group is actively participating in highly competitive state-backed land allocation auctions. In a separate transactional milestone closed in April 2026, the developer successfully bid for and secured a premium 5.72-acre land parcel from the Telangana Industrial Infrastructure Corporation (TGIIC). The high-ticket acquisition was finalised at an absolute rate of ₹44 crore per acre, excluding standard administrative and registration fees, with corporate tracking channels confirming that the auction site will be transformed into a luxury residential community to capture high-net-worth individual demand.
Established originally in 1986, Brigade Group has spent over four decades expanding its master-planned engineering framework across top-tier southern economic centres, operating active project databases in Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram, and GIFT City in Gujarat. Commenting on future property acquisitions, Executive Director Amar Mysore emphasised that geographic scaling will rely heavily on high-governance risk management, focusing strictly on plots that align with the firm's strict ethical guidelines and asset protection policies. Backed by steady home loan disbursements, a growing tech workforce, and predictable absorption velocity, the developer is well positioned to leverage its Kompally presence to drive resilient, cycle-resistant revenue streams through the end of the decade.
