
Property prices in the Budapest agglomeration rose by an average of 11.5% in the first eight months of 2026. The average price reached 872,000 forints per square metre, while buyers paid an average of 87.7 million forints per property.
The average property price was around 11 million forints higher than in the same period of 2025. The share of transactions below 50 million forints fell from 28% to 19%. Properties priced below 100 million forints accounted for 69% of sales, down from 81% a year earlier.
House prices increased by 13% to 814,000 forints per square metre. Flat prices rose by 9% to slightly more than 1 million forints per square metre.
The agglomeration market has also been influenced by the Otthon Start programme. Among Duna House clients, the share of first-time buyers increased from 21% to 28%. Many first-time buyers are looking for settlements that offer lower prices than Budapest while maintaining good connections to the capital.
In Budapest, the average price stood at 1.33 million forints per square metre. This was roughly one-third higher than the average in the surrounding agglomeration.
The south-eastern sector recorded the strongest annual increase. Prices rose by 20% to 840,000 forints per square metre. The southern sector recorded an 18% increase to 850,000 forints per square metre.
Érd recorded a 22% increase, with prices reaching 883,000 forints per square metre. The north-western sector rose by 12% to 895,000 forints per square metre.
The northern sector remained the most expensive, with average prices reaching 940,000 forints per square metre after a 6% increase. Dunakeszi reached 1.18 million forints per square metre.

The western sector was the only area to record a decline. Prices fell by 3% to 898,000 forints per square metre. However, Budaörs remained above 1 million forints per square metre.
The eastern sector recorded the smallest increase, with prices rising 5% to 823,000 forints per square metre. This made it the most affordable zone around Budapest.

Among Duna House clients, the southern sector accounted for 29% of agglomeration purchases, making it the most sought-after area. The south-eastern sector followed with 19%, while the northern sector accounted for 17%.
The analysis is based on Duna House transactions completed between January and August in 2025 and 2026.
