
The Delhi Development Authority (DDA) has launched the DDA Karmajeevi Awaas Yojana 2026, offering a flat 25 percent discount on over 1,200 ready-to-move flats located in Narela, officials said on Wednesday. Ahead of the 80th Independence Day, this special housing scheme for serving and retired government employees, along with working professionals, aims to make homeownership more affordable and accessible while furthering DDA's commitment to planned urban development and inclusive growth in the capital. The timing of the launch, just weeks before Independence Day, positions the scheme as part of a broader push toward affordable housing access for public sector workers.
The scheme offers over 1,200 ready-to-move flats in 1 bedroom-hall-kitchen (BHK), 2 BHK and 3 BHK categories at highly attractive prices after the 25 percent discount. The starting prices after the discount are Rs 33.40 lakh for 1 BHK, Rs 75.55 lakh for 2 BHK and Rs 1.065 crore for 3 BHK, the DDA statement said. This spread across three unit sizes gives eligible buyers a range of options depending on family size and budget, from compact starter homes to larger family units.
Registration under the scheme commences July 24, while booking of flats will open August 15 on a first come-first serve basis through the DDA Awaas Portal. Since the process runs on a first-come basis rather than a lottery, buyers who register and complete their applications earlier are likely to have a wider choice of available units before flats in preferred configurations or locations within the complex are taken up. All flats are offered on a freehold basis, providing complete ownership rights to the allottees, which removes the leasehold restrictions that have historically applied to some categories of DDA housing.

The housing complex is located approximately 1.2 km from the upcoming metro station, 1.9 km from the proposed RRTS station, 2 km from the Narela Sports Complex, 5 km from the upcoming education hub and 9.2 km from the upcoming Integrated Sports Stadium, the statement said. The complex is also located just 500 metres from Urban Extension Road-1 and 1.1 km from GT Karnal Road. Together, these upcoming transit and infrastructure links suggest the area is positioned for improved connectivity in the coming years, which could factor into long-term value for buyers considering the scheme.
