Dilip Kumar's iconic Pali Hill property in Mumbai redevelopment

A commercial unit in The Legend by Ashar, the luxury residential tower redeveloped on the site of Bollywood legend Dilip Kumar's former Pali Hill bungalow in Bandra West, is reportedly being put up for sale by his wife, veteran actor Saira Banu.

The 1,696 sq ft space on the lower ground floor was originally earmarked for a museum dedicated to Dilip Kumar's cinematic legacy, complete with personal belongings, awards and memorabilia.

That plan now appears to have been set aside.

What Is Being Sold

According to a public notice issued by prospective buyers, the commercial unit comes with:

  • Carpet area: 1,696 sq ft on the lower ground floor
  • Separate, independent access
  • Three car parking spaces on the lower basement floor
  • Two stack parking spaces on the upper ground floor

The sale is reportedly being handled internally. Saira Banu could not be reached for comment at the time of reporting.

A Property With Decades of History

Dilip Kumar, born Muhammad Yusuf Khan, purchased the Pali Hill bungalow from Abdul Latif in September 1953.

After marrying Saira Banu in 1966, he moved to her nearby home, while his brothers continued to live at the property.

Redevelopment discussions began as far back as 2006, when the actor entered into a development agreement that was later terminated in October 2015 following legal complications.

A fresh agreement with Black Rock, a subsidiary of the Ashar Group, was signed in March 2016, eventually producing the 11-storey luxury project that now stands on the site.

The Legend by Ashar: Project and Pricing

The project spans approximately 1.75 lakh sq ft and comprises fewer than 20 ultra-luxury residences, offering 4BHK and 5BHK apartments including duplex units ranging from around 3,200 sq ft to 7,000 sq ft.

Pricing has appreciated significantly since launch:

  • Launch price range: approximately ₹1.55 lakh to ₹1.80 lakh per sq ft
  • Transactions averaging: around ₹1.65 lakh per sq ft
  • Penthouse deal: ₹1.81 lakh per sq ft

The project was marketed heavily on its heritage provenance, with the proposed museum forming a central part of its original vision.

The reported sale of that space does not affect the residential component, but it does raise questions about what replaces the museum concept at a site that was positioned partly on the promise of preserving a cinematic legacy.

Pali Hill's Enduring Pull on Mumbai's Luxury Market

Pali Hill remains one of Mumbai's most prominent celebrity enclaves, historically home to actors including the late Sunil Dutt and Nargis Dutt, Rishi Kapoor, Neetu Singh, Gulzar, Aamir Khan and Sanjay Dutt.

For buyers in The Legend by Ashar, that address carries a premium that goes beyond square footage or floor plans.

Whether the museum unit sells and to whom will be the next chapter in a story that Bollywood fans and Mumbai's luxury property market have been following for the better part of two decades.
