Dubai Healthcare City has marked the groundbreaking of Dubai Creek Gardens, a Dh3 billion residential development in DHCC Phase 2 developed by Global Partners Ltd.
The project covers more than 127,000 sqm overlooking Dubai Creek and will deliver more than 1,400 homes within a low-density, green-led community scheduled for completion in 2030.
The ceremony was attended by representatives from DHCA, Global Partners, Mirage Leisure and Development, OCTA Properties, BAUER Spezialtiefbau GmbH and Marriott International.
Dubai Creek Gardens is built around a commitment to open space that goes well beyond the norm.
Around 70% of the development is dedicated to landscaped gardens, parks, sports facilities and other open areas.
That proportion is unusual for a mid-city residential community in Dubai and reflects a deliberate design philosophy oriented around wellbeing, nature and quality of daily life rather than maximising built area.

Dubai Healthcare City Authority has also become a founding shareholder of Global Partners Property Fund II the investment vehicle behind the project.
The move signals a deeper institutional alignment between the healthcare city's long-term development goals and the capital structure of the communities being built within it.
It positions DHCA not just as a landlord or regulator, but as an active investment partner in the neighbourhood it is helping to shape.

Dubai Creek Gardens sits within the frameworks of the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, both of which prioritise sustainable development, green areas and recreational facilities as foundations of liveable city-making.
Dubai's population is projected to reach 5.8 million by 2040. Meeting that growth with communities designed around green space and wellbeing rather than density alone is the direction both strategies point.
Issam Galadari, CEO of Dubai Healthcare City Authority, said the Dh3 billion investment reflects continued investor confidence in DHCC Phase 2.
He described developments of this scale and quality as contributing to a vision of a destination where people can live, work and access world-class healthcare and wellness services within one connected ecosystem.
