
In a major push toward property record digitisation, the newly formed Greater Bengaluru Authority (GBA) witnessed an overwhelming response during its inaugural 'My e-Khata, My Hakku' (My e-Khata, My Right) campaign. Launched as a core component of the Karnataka state government's ambitious Bhoo Guarantee scheme, the special single-day camps drew thousands of property owners across the metropolitan region. Official data released by the GBA indicates that a total of 2,939 applications were received during the drive, which was conducted simultaneously across five municipal city corporations under the authority's expanded jurisdiction.
To maximise citizen convenience and remove bureaucratic bottlenecks, the GBA deployed extensive document verification teams, resulting in the immediate disposal of 1,242 applications on the spot. For these approved cases, final electronic e-Khatas were generated and issued to homeowners directly at the camp venues. The authority confirmed that the remaining 1,697 applications have been logged into the centralised system for strict background verification and will be structurally resolved within a predefined, statutory timeframe.

The surge in public participation is heavily driven by a historic 60% concession on conversion fees introduced under the state's active Bhoo Guarantee framework. Karnataka Deputy Chief Minister DK Shivakumar emphasised that the government has slashed the B-to-A Khata conversion penalty from 5% of a property's official ready reckoner guidance value down to just 2% under a strict 100-day One-Time Settlement (OTS) window. This temporary fiscal relief enables thousands of peripheral property holders to legally secure their land holdings, unlocking their ability to obtain institutional bank financing, execute clear title sales, and prevent local property fraud.
The electronic e-Khata acts as a centralised, tamper-proof digital certificate replacing the legacy manual documents issued by the former Bruhat Bengaluru Mahanagara Palike (BBMP). By recording real-time ownership data, updated tax structures, and exact geographic property classifications, the digital system completely eliminates human intervention and the manual errors that historically led to double registrations and duplicate litigations. To capitalize on this early momentum, the state administration has mandated special e-Khata validation camps to operate every Saturday for the next three consecutive months across all local Assembly constituencies, ensuring that secure, authenticated land documents are systematically delivered straight to the doorsteps of Bengaluru's citizens.
