Flora Development has obtained an occupancy permit for Esy Floresy, its residential development at 7 Cybernetyki Street in the Służewiec area of Mokotów, Warsaw.
The two buildings deliver a total of 213 apartments. Handovers began in August 2026.
The project completes in a part of Mokotów that has been shifting steadily from its office-heavy past toward a more mixed residential character as older commercial stock is gradually replaced or repurposed.

The Developer's Thinking Behind the Project
Dominik Różański, CEO of Flora Development, said Esy Floresy matters to the company not only for its scale but primarily for its location. He described this part of Mokotów as undergoing significant change.
The company's ambition, he said, was not to add another building to the map but to create a project with genuine character one with greenery, thoughtfully designed common areas and practical features that residents will actually use.
That framing reflects a wider shift in how Warsaw's better developers are positioning new residential product.
Generic tower-and-lobby schemes have become difficult to sell in a market where buyers are increasingly focused on how a building functions as a place to live, not just what it looks like from the outside.
Esy Floresy's BREEAM pre-assessment, rooftop terrace and EV charging infrastructure are all responses to that shift.
They are also becoming baseline expectations rather than premium differentiators in Warsaw's mid-to-upper residential segment.

Służewiec's Ongoing Transformation
Służewiec has been one of Warsaw's most closely watched urban transitions over the past decade. The district built its reputation as a dense office corridor during Poland's post-accession development boom.
That concentration of office supply, combined with poor public transport coverage, earned it a nickname that reflected how monotonous the experience of being there had become.
Residential investment has been part of the response. New apartments, improved public transport connections and the gradual conversion of underused office stock have begun to shift what Służewiec feels like at street level.
For Flora Development, completing Esy Floresy at this moment places the company at the leading edge of that transformation rather than waiting for it to play out.
The company is simultaneously preparing to launch its next residential project and continuing to pursue new site acquisitions, suggesting it intends to build further on the Mokotów position rather than treat this as a single entry point.
