GEMO is carrying out major construction works on the Dornych mixed-use complex in central Brno.
The project represents an investment of more than CZK 7 billion and is transforming the former Prior department store site into a new urban district.
Construction began in November 2024. GEMO has completed the demolition, excavation, foundations and major earthworks.
The company is now working on reinforced concrete structures across the site. Around CZK 1.3 billion has already been invested in construction.
Dornych to Combine Offices, Retail and Housing
The Dornych development will include six buildings arranged around a large public space. The complex will combine offices, retail units, restaurants, services, a hotel and rental housing.
The project is planned to include around 60,000 square metres of offices, retail, restaurants and services. It will also feature 186 rental apartments and a 170-room NYX Hotel Brno.
A partially covered public space will create a new connection between the city centre and Brno’s Southern District.
The development will also include underground parking and pedestrian and cycling connections.
Dornych will connect with the nearby Vaňkovka shopping centre through an existing footbridge.

Construction Involves Complex Engineering
The construction site covers 18,500 square metres and reaches a depth of 14.5 metres.
GEMO completed the excavation support and foundations after a 15-month preparation phase.
The foundation system includes 720 piles measuring between 15 and 25 metres. The project also includes 78 geothermal wells with a combined length of 19.5 kilometres.
Around 75,000 cubic metres of concrete and 15,500 tonnes of reinforcement are expected to be used during construction.
One technically demanding element involves preparing the structure for a potential future metro or underground railway beneath the hotel building.
The design includes deep underground walls and vibration isolation measures.

Dornych Construction Targets 2027 Completion
The project is scheduled for completion at the end of 2027, with shops and services expected to open in the following months.
GEMO described the development as one of the largest construction contracts in its history.
The complex is being developed by Brno New Town Square, with GEMO serving as contractor.
The project also targets LEED Platinum certification, with solar panels, rainwater retention systems and green roofs planned across the development.
GEMO's work on Dornych is therefore helping reshape a major brownfield site near Brno's main railway station into a mixed-use urban destination.
